Rue, there are two 'realistic' ways out of this: you can carry on as you are for another 4 years or else you can take a deep breath and contact the lender in preparation for making them an offer. Given the shaky-looking property market, if it were me, I'd sit quietly in my rented home and save a deposit for 4 years' time when prices are lower, but you need to weigh it up and decide for yourself.
