Can anyone tell me the difference between a credit agreement and a mortgage

I re-mortgaged a property and an unregulated amount was used to pay off an existing mortage and a regulated amount was used for other things

I have only recieved a signed credit agreement that says an unregualted amount was used to pay off an existing mortgage and the regulated amount was forwarded by cheque made out to myself is that a mortgage
