Metal roof repairs

greenspun.com : LUSENET : Countryside : One Thread

I have a pole barn with some leaks in the metal roof (over engineered trusses). I think they're all at nail holes. I was thinking caulk would be the way to go but also thought someone might have a better idea. Anyone have any experience with this or includes a better way to handle it? Thanks.

My husband and I managed a mini-storage unit that had the same type roofing system. When we discovered a leak he would apply caulking from below, pushing the caulk up through the hole. We had very heavy rains and the repairs held for us.

Ever thought about sheet metal screws with the rubber washers? If you can find the right size, maybe they would do the trick.

Yes, caulking will work. Make sure you use butyl caulk; it adheres best to metal; flexes with the metal; and it lasts for years. They do make metal roof screws with gaskets. You can buy them at any lumber supply store or hardware store.
