Looking for homestead land in Southern Ohio?

I have land in Adams County, OH, near Blue Creek - 108 acres with an old 3 bedroom house (needs work) and two good barns, plus a small cabin. The land is mostly hilly with mature timber, but with about 10 ac tillable. There also is a creek and small spring-fed pond. Land lies in a foothill valley on either side of a county-maintained gravel road - very secluded and rustic. Only a few families live past the farm, so there is scarcely any traffic.

The house was built in 1890. It has electric, phone, a well and septic system, and a metal roof in fair condition, but the rest of the house will need complete renovation before most people would want to live there (although it was occupied until late 1999). No heating system - the previous occupants heated with a wood stove. The house sits on a low rise with a pretty view of the barns and hollow. If you did not want the old house you might build on this spot. Several other good building sites too.

The barns are tobacco barns. The older barn is 36 by 60 and the new barn (built in 1997 with timber cut off the property) is 24 by 60. Both have metal roofs and the old barn has electric and an attached stripping room. A farmer grows the tobacco for me on shares right now, so I get some income from this.

The old barn and pond are adjacent to a five acre field that the last owner fenced for his horses. There is a small paddock here too, as well as the cabin the last guy built for weekend stays. The cabin is a 10 by 12 frame structure attached to a small travel trailer, and with a little sitting porch on the front. It has electric and a woodstove but no water (there is an outhouse nearby). The cabin is in pretty good condition except for the particle board floor, which has gotten cheesy and needs replaced.

Most of the land is wooded hills rising on either side of the valley. There are old logging roads that give access to most of the land by tractor or four wheeler. Very pretty to hike, but steep in places and getting to be a test of my stamina! You can see stumps where trees have been cut over time, but this property has not been clearcut in the past hundred years and has beautiful forest cover. We have pawpaws and picked and ate a few a couple of weeks ago. A creek runs the length of the farm (about 2000'). It dries up sometimes in the summer but flowed all year this year.

The farm is 75 miles from downtown Cincinnati, about five from the Ohio River and 18 miles from the nearest town of any size, West Union (county seat, hospital, etc.). The town of Blue Creek is five miles away and has a post office and general store/gas station.

I bought this land to homestead on, but my wife and daughter never got caught up in that idea. We recently moved out of Cincinnati to Georgetown OH, which is a big improvement, but as far into the country as we are likely to get.

We live in Amelia, not far (as the crow flies) from where your farm is, and I can say, it's one of the prettiest areas in southern Ohio. It's my dream location, and if we hadn't just bought a place in Cincinnati, I would definitely be interested in yours. We just don't have the cash right now....aw shucks! Sounds like a deal to me. They specialize in loans on farm land, and their rates are really low right now. Just search "farm credit services" and their website will come up.

Sounds beautiful! Wish we could help you out. We currently live in Ohio and our dream is to someday own our own homestead. Right now we are just trying to work on paying off our debts and saving up money. Good luck selling your place though! :)
